한때 서울 근교에서 일명 ‘땅콩 주택’이라 불리는 듀플렉스 하우스가 유행했다. 두 명의 집주인이 대지를 공동소유하고 맞벽 형태로 주택 두 개를 지어 마당을 공유한다는 개념이다. 이러한 개념이 알려지며 꽤 많은 사람들이 이와 비슷한 방식으로 주택을 지었다. 이런 현상을 보고 생각해낸 아이디어가 ‘Be here now’ 프로젝트다.
대지를 공동으로 소유하는 듀플렉스 하우스의 개념을 도심지 상가주택에서 구현해보자는 생각을 했다. 지가가 비싼 도심지의 땅을 공동으로 매입하면 일정 면적 이상의 대지를 좀 더 용이하게 확보할 수 있다. 또한 저층부에는 상가를 두어 임대수익을 창출하여 이자 비용이나 유지 관리비 등의 경제적 부담을 덜 수 있다. 그리고 상가를 제외한 주택부분은 각자의 삶의 방식에 맞춰 건축하는 방식이다.
A type of duplex house once became popular in the areas surrounding Seoul, commonly referred to as the “peanut house.” In this model, two homeowners jointly own a single plot of land and build two houses sharing a party wall, while also sharing the yard. As this concept became widely known, quite a number of people built homes in a similar manner. The idea for the “Be Here Now” project emerged from observing this phenomenon.
The project proposes applying the concept of the duplex house—joint ownership of land—to mixed-use buildings in urban commercial-residential areas. If several owners jointly purchase land in a high-value urban area, it becomes easier to secure a site of sufficient size. In addition, placing retail spaces on the lower floors can generate rental income, helping to offset financial burdens such as loan interest or maintenance costs. The residential portions above the commercial spaces, meanwhile, are designed and built according to each owner’s individual lifestyle and preferences.
